A Tale of Two Cities – A breakdown of Active Listings in San Francisco

There are a a total of 1545 entries counted in for a San Francisco listing.  It includes not pending or contingent but excludes any of the numerous new development listings that are not currently in the multiple listing service.

What’s interesting here is that there are almost half of the entries in the listing that belong to the 9 and 10 Districts of San Francisco alone while there are 58% of all active listings tbat belong to the entire region of the city which counts Districts 1-8.

As expected, Districts 9 and 10 take up geographically a large percentage of the actual land mass of the city and county of San Francisco, which means, it should not be a wonder anymore why there are more listings from this area. This area includes South of Market, Potrero Hill, Bernal Heights, Mission Bay, Excelsior, Bayview, and Hunters Point.

But, District 9 has the most number of price reduction percentage (most at 7% vs more or less 4% of all the city districts) compared to the other districts of the city.

What does this mean?

If you want to go through a series of good negotiation, better do it in the southern part of San Francisco. If you are the seller though, price the property appropriately enough. North bound properties on the other hand, still have multiple offers for move-in condition.
